Buyers – Helpful Information

We would love to help you find the property that fits you! The most enjoyable part of our job is matching buyers to properties. Sometimes the end result is pretty predictable. Other times buyers end up with a property that is nothing like the ones they asked to see. For that reason, we try to help buyers understand the realities of the marketplace - those properties that have sold and those that are on the market.

We are usually seller’s agents, especially with those properties that are listed by Reinhold Associates Real Estate. However, we have several agents who are Certified Buyer’s Representatives and two agents who are Senior Residential Specialists. If you wish to have buyer representation, this option is available to you. As with any of our activities, if you have a question, want more explanation, etc, just ask.

Whether you are old fashioned and have no desire for the rapid world of computers or you enjoy a fast digital response, we will try to accommodate your preferences.

There are several things that you can do to make your search faster and more successful.

Get pre-approved. This may make the difference between your offer and another buyer’s offer being accepted.

Plan your contingencies. Some may be non-negotiable to you such as building inspection or appraisal. Unnecessary contingencies will only make your offer less competitive. Sellers have the ability to be choosy. If you have to sell another home before you buy a home, the seller may not want to consider your offer. If you want to have Uncle Joe view it in 4 weeks, the seller may not want to wait.

Increase your deposit. Your contract deposit amount is an indication of your ability and commitment to buy. A larger deposit is looked on favorably by sellers.

Offering list price does not guarantee acceptance. If the price, location and features are extremely popular, it is very likely that a property may have multiple offers. Sellers do not always accept the highest price or even the listed price. Sometimes no contingencies, a fast closing, all cash, are more important to a seller than the extra money. Put your best offer on the table to avoid disappointment.
